In the summer of 2013 we asked 200 Londoners what they really care about when shopping for a new home. This is what they told us…

Flexibility of Layout
Separate living and kitchen spaces

24.5% told us outdoor space is the most important feature when looking for a home.
Gardens really can help you to sell a property.
Open plan living is not all it’s cracked up to be… only 18% of respondents told us they want open plan space. 22.5% of respondents want separate living spaces. This is slightly more important to females than males.
What are the most important features you look for when buying a home?
Large room sizes
Luxury kitchen and bathroom suite
None of the above
No surprise to find over 50% of respondents chose location as an important feature for a home. Are you targeting the right boroughs?
Followed by 22.5% who chose room sizes.
The second most influential feature.
Luxury kitchens and bathrooms are not so influential:
only 9.5% of respondents chose this feature as important.
Do you take energy efficiency into consideration when making a property purchase?
43.8% said yes, energy efficiency is a consideration. This number increasing to over 50% of females.
But a little over 56% said no or it’s not important.
Choose your sustainability investments carefully, they may just be eroding your margins.
Which of the following type of property is most appealing?
On average 46.6% prefer period conversion properties to 33% new builds.
With female respondents this rises to 50% preferring period conversions.
Are you of the following items important to you when buying a home?
Efficient heating system
Built-in audio visual equipment
None of the above
Over one third (37.5%) chose an efficient heating system.
Only 5% get excited by built in audio-visual equipment. Good opportunity for cost cutting if you regularly incorporate high end AV.
Would knowing the typical energy bills help you to decide whether to buy a house or not?
On average 46.1% of respondents said no, but 41.9% of respondents said no, but 41.9% of females said yes.
It pays to know your target audience.
