Granit are working with Zebra Property Group to deliver a new, exciting, high-performance home on a prominent site, that looks on to the popular Northcote Road in Wandsworth, South London.
The vacant site was once the site of a coach house and Granit have recently gained full planning approval from Wandsworth Borough Council to revise the scheme for a previously-approved design for the site.
Internally, the scheme is an upside-down house close to 300 sqm, with 5 bedrooms spread across ground floor and basement level, where there is also a home gym. Living accommodation is located at both first and second floors, all of which is served by a feature stairwell at the front of the plan. The form is contemporary in appearance and materiality with subtle similarities in proportion to adjacent Victorian properties. The modern style reflects the project’s aspirations to be exceptional in thermal performance and so Granit are working with a team of consultants, including Mesh Energy to deliver a fabric-first solution that integrates renewables such as PV panels and an air source heat pump on the roof, with an overheating strategy and mechanical ventilation throughout.
The site maximises private amenity space via two basement lightwells, a first floor terrace and the recently-approved roof terrace, which has been carefully sited to be integral to the design and to limit overlooking neighbours, or affecting their amenity.
Excavations are well underway and the property is will be marketed for sale in late 2023.
