Planning Success in Farley Green, Surrey –  Guildford Borough Council

Granit has recently received various planning permissions to extend and adapt a detached ‘Arts & Crafts’ property in Farley Green, Guildford Borough Council – which is within the Surrey Hills AONB (Area of Outstanding Natural Beauty) and AGLV (Area of Great Landscape Value. The property is also located within Green Belt land, therefore design decisions had to be carefully considered in order to achieve the various planning permissions.

The existing property is a 240m2 detached property with two levels, three bedrooms and a generously sized rear garden. The communal spaces such as the kitchen, dining room living area are all cut off from one another, and accessing these rooms involves crossing through other rooms to get to where you need to be.

The clients approached Granit for our combined architecture & interior services, and our experience with planning successes within Green Belt Land/AONB/AGLV. The brief was to extend at the rear and side in order add a new utility room, snug and forth bedroom to the property. As the project progressed through planning, it was revealed by the council that the current property footprint had been extended multiple times when comparing it to the original footprint. Granit had to take a new approach, and differed to a permitted development and amendment applications which were all successful and won the council’s approval. The clients are delighted that they have been able to achieve their design intentions with little compromise to the footprint.

At ground floor level we extended at the rear to allow for a combined snug/dining/kitchen space. The new kitchen area sits next to the new utility room with a secret access door, built within the kitchen cabinetry. The new snug area is fully glazed with sliding doors that open from the corners to allow seamless access onto the garden and exceptional views. The new side extension allows for the property to own a fourth bedroom and a generously size family bathroom.

The project is currently in RIBA stages 3 / 4 tender, and we are aiming to take this project to site in the new year.
