We are pleased to announce that we have received planning permission in Tower Hamlets to enhance our client’s property, via a new rear and side return extension.
Originally built in the 1990s as part of a residential masterplan, the semi-detached property resides within one of the least dense areas in Tower Hamlets, Blackwall and Cubitt Town. The area features carefully planned private residential streets intertwined with landscaped public realm with views over the river Thames.
The Opportunity
The site’s generous width presented an opportunity for development and our client’s brief was consistent with the pattern of development in the area to extend into the side return and to the rear at ground floor level. You can see the existing property in the image below:

The driver for the project would be to enable the reconfiguration of the undersized existing living areas and to establish a better connection with the rear garden. Through the development of our feasibility studies, the opportunity was realised to increase the internal ceiling height by lowering the floor of the extended areas to be flush with the rear garden level.
The Proposal
This proposal was submitted for consideration alongside a carefully planned flood risk strategy and after some negotiation with the council, and an extended planning period, planning approval was secured. Dual-pitched extensions are not a common typology but we felt it an appropriate response to better illuminate the open plan living, kitchen and dining.
This has been achieved via asymmetric, floor-to-ceiling steel framed style glazing on the south-facing rear elevation and complimentary rooflights above.
Secondary access to the property is maintained via the underutilised side path, becoming internal and used for service spaces including a utility and pantry with access to the kitchen.
Where are we now?
We are now working on post planning stages of Developed and Technical Design with a view to taking the project onto site in late 2022.
