We are delighted to announce our success in obtaining planning permission for a pair of new-build semi-detached homes discreetly located on a private mews in West Hampstead, London Borough of Camden.
The site is located behind Parsifal House, just off Finchley Road and currently occupies twelve unsightly garages that are partly utilised by the existing residents of Parsifal House. Two new-build four-bedroom houses are proposed to replace the existing garages, including two storeys above ground level and a large basement beneath both units.
Each house boasts an incredible 2,000 sq.ft, featuring bedrooms on the top floor, living and study areas at ground level and an open plan kitchen/dining space at basement level, along with an additional bedroom. A stepped approach has been considered with the design of the rear gardens to ensure the basement spaces are flooded with light whilst also maintaining privacy.
Working with our developer client, the building form has been carefully considered in response to issues of distancing, mass, privacy and outlook relative to the specifics of the site. Projecting brick detailing and recessed openings have been designed to create a more visually appealing facade and to help break down the overall mass. Green roofs are proposed to support local biodiversity whilst also boosting the thermal performance of both homes.
Due to the constrained nature of the site, we involved a number of consultants to assist us with addressing the site’s challenges, such as; access (Pulsar Transport), Daylight (Avison Young) and the development of a basement (Chelmer Global Ltd). We also worked alongside planning consultant WSPA, navigating through a challenging planning process that lead to a positive outcome by the planning committee.
