Complicated conversion of garages on brownfield site
The William Pears Group had acquired this site in London sat behind established and large villas with a view to converting into residential units sensitive to the local housing stock.
Key Challenges
This development was faced with considerable local opposition which meant any development had to be sensitive to local residents, not overbearing and fit into the context. The surrounding properties make this site a challenge for vehicle access and turning on site too.
Selection Criteria
The William Pears Group were looking for an architect who could demonstrate:
- Expertise in working in difficult rear land sites
- Knowledge of local planning requirements and a working relationship with the planning team
The Solution
Granit provided services up to planning documents and planning application
- Two schemes were submitted: one with four three story houses and another more modest two storey, four house scheme.
- The schemes also accounted for the issues of overlooking and with an appropriate density.
