Enhancing the value of a site in Fulham Broadway.

The Brief:

Our clients owned a compact residential development close to bustling Fulham Broadway. The existing property is a two and three-storey block overlooking a rather uninspiring shared car park.

Although in reasonably sound condition, the whole development needed some tender loving care. Our clients were also keen to investigate the potential for creating new units by building upwards, a pattern emerging locally.

Granit was appointed as part of a consultant team to undertake a feasibility study and then prepare a design for both pre-planning advice and a full planning application.

The Solution:

The tight urban site imposes several tricky constraints to overcome:

  • overlooking
  • impact on neighbouring daylight and outlook
  • a conservation area designation
  • a locally listed building abutting the site, and
  • some complex land ownership all needed consideration as part of the design

Our scheme proposes transforming the three townhouse-style properties from two to four-bedroom dwellings. We will achieve this by converting unused carports and replacing third-floor conservatories with a metal-clad contemporary addition.

An extra storey has been designed to the front of the site to accommodate three new one-bedroom apartments. This storey will be finished in a facing brick tonally lighter than the existing, visually receding and limiting the street scene’s impact.

A bland car park will be changed to a communal garden with a discrete cycle and refuse store integrated within the landscaping.

The Result: 

The scheme is to go to planning and offers our client the opportunity to provide several additional dwellings. It also facilitates significant improvements of the amenity space across the site, benefiting both new and existing residents alike.
