This project involved the extension and remodelling of a semi-detached property in Golders Green, near to West Hampstead in London. One of Granit’s commercial developer clients who had previously appointed us for several other projects bought the property in 2016.

Our client’s objective was to extend and renovate the property to create a large family home in this quiet cul de sac location. These works would enable them to achieve as much value as possible from a quick resale.

We looked at the potential of the site and created a scheme for planning that created an additional 235 sqm / 2,500 sqft for the house. This extension took the total floor space for the property to 402 sqm / 4,300 sqft.

We designed several features that enhanced the value and appeal of the property for the client’s target buyers. These include a full-width living space that connects the house and the garden, a galleried staircase and an integral garage.

Our architectural service covered RIBA work stages 1-4, and we also advised on the internal fit-out, kitchen layout and finishes to the bathrooms. The result was a large, finely appointed property that enabled our client to achieve a profit of over £1m and a significant return on investment.
