After a lengthy planning process stretching back to 2008, we have finally achieved planning consent for a new build house, with basement gardens, in a conservation area of Streatham Common, LB Lambeth. The approved scheme, recommended for approval by the planners, went to planning committee and was approved by local councillors.

Replacing a set of dilapidated garages the house had to respond to a complex set of site conditions, including established rights of way through the site and backing onto multiple neighbours gardens in Streatham Common Southside and 2 adjoining roads.

Sitting behind an unassuming ‘English garden wall’ the house is formed of three wings with bedrooms over the ground floor and living spaces at basement level. The wings are connected by a dramatic glazed spine with double height voids to bring lights deep into the basement.

Two substantial basement courtyards on the South East side formed from green ‘living’ walls provide secluded gardens rooms and bring sun and daylight into the house. The site was subsequently sold to a new developer, gaining our client a significant return on his investment. A new scheme of 2 houses has built on the original consent we achieved, to maximise the potential of the site. Both houses were completed and sold in 2018.
